Founded in 2001, A&F Partners Consulting is a consulting firm specializing in Operations & Maintenance Engineering, Commissioning Management, Technical Audit & Due Diligence, Maintenance Asset Management & Development, ESG Technical Assessment for Operations & Assets, and Building Inspection, supporting organizations seeking greater reliability, safety, performance, and continuity across their assets, facilities, and operations.
Throughout its history, A&F has built extensive experience in assessing, structuring, and improving operations and facilities of varying sizes and levels of complexity. Our work ranges from the technical assessment of the physical and functional condition of buildings, facilities, systems, and assets to the evaluation and development of processes, management models, contracts, and practices related to Maintenance and Facility Management.
Our experience across different industries has shown that operational performance depends on much more than the individual condition of equipment and systems. It results from the effective integration of people, processes, technology, information, infrastructure, and management. For this reason, A&F adopts a systemic approach, seeking to understand not only existing conditions, but also their underlying causes, associated risks and impacts, opportunities for improvement, and implications throughout the asset lifecycle.
In Operations & Maintenance Engineering, A&F assesses management maturity and develops management models, policies, guidelines, processes, and practices aimed at improving operational performance, system reliability, and the efficient use of resources. Our work may range from technical and organizational assessments to the development of maintenance strategies, Maintenance Planning, Scheduling & Control processes, governance models, performance indicators, and technical requirements for the procurement and management of specialized services.
In Commissioning Management, A&F integrates and coordinates the processes required to verify compliance with the established project requirements, overseeing multiple disciplines and systems from the design and implementation phases through testing, handover, and the start of operations. This approach contributes to ensuring that facilities and systems are delivered fully documented, functional, and aligned with the requirements for which they were originally designed.
Through Technical Audits and Due Diligence, A&F conducts independent assessments of buildings, facilities, assets, processes, contracts, and services to identify existing conditions, risks, deficiencies, technical liabilities, and opportunities for improvement. These assessments provide technical support for decisions involving real estate acquisitions, investments, upgrades, CAPEX and OPEX planning, operational continuity, and management improvement.
A&F also provides Maintenance Asset Management & Development, encompassing the definition of policies and guidelines, the organization of asset hierarchies and taxonomies, field surveys and asset registration supported by digital tools, and the preparation and structuring of the information required for the implementation or improvement of Computerized Maintenance Management and Enterprise Asset Management systems — CMMS (Computerized Maintenance Management System). The objective is to establish a reliable technical information base capable of supporting planning, decision-making, and asset lifecycle management.
A&F also conducts ESG Technical Assessments for Operations & Assets, evaluating how sustainability-related policies, commitments, and practices are effectively incorporated into an organization’s infrastructure, assets, and day-to-day operations. Through a structured approach combining interviews and operational assessments, document and evidence review, and on-site technical verification, the assessment covers ESG Governance, Energy, Operations & Maintenance, Waste Management, Emissions & Pollution, Water Resources, Technology, and Climate Impacts. The process identifies existing maturity levels, gaps, risks, and opportunities for improvement, providing a sound basis for the development of action plans designed to translate ESG guidelines and commitments into effective, measurable, and sustainable operational practices.
Complementing these services, Building Inspection provides a systematic technical assessment of the conditions of use, operation, maintenance, and functionality of buildings and their systems. This approach contributes to identifying irregularities, anomalies, potential risks, and required interventions, while establishing priorities and technically supported recommendations for subsequent action.
A&F’s experience has been built through assignments across corporate, commercial, healthcare, industrial, financial, retail, hospitality, construction and real estate development environments, as well as mission-critical facilities and operations, each presenting its own requirements for performance, availability, safety, and operational continuity.
Our assignments are conducted by experienced professionals and are founded on technical independence, rigorous analysis, hands-on field involvement, and a thorough understanding of the specific characteristics of each operation. Rather than applying standardized solutions, A&F seeks to understand each organization’s particular context in order to develop technically sound, practical recommendations aligned with its objectives and available resources.
After more than two decades of experience, A&F Partners Consulting remains guided by the principle that well-understood assets, properly assessed systems, and operations structured around reliable information provide the foundation for safer decisions, greater reliability, and sustained performance over time.
A&F Partners Consulting’s work is guided by technical independence, rigor, and well-founded analysis. Our practical experience, combined with a systemic perspective and hands-on field involvement, enables us to understand the particularities, interdependencies, and criticalities of each operation. With strict respect for the confidentiality of information, our work is designed to deliver consistent conclusions and technically sound recommendations that are practical and aligned with each organization’s specific circumstances and objectives, while maintaining a strong commitment to the quality, effectiveness, and applicability of the results delivered.
Within this context, we provide technical governance for complex facilities and operations, helping preserve asset functionality, reduce technical, operational, financial, and socio-environmental risks, transform data into strategic decisions, and continuously advance management maturity.
